Get a Pre-Inspection

A home inspection gives the seller detailed information about the overall condition of the home prior to putting the house on the market.  In a pre-inspection, a qualified inspector takes an unbiased look at potential items that might be of concern to possible buyers:

    1. Evaluate the physical condition: structure, construction, and mechanical systems;
    2. Identify items that need to be repaired or replaced; and
    3. Estimate the remaining useful life of the major systems, equipment, structure, and finishes.

 

Appraisals are Different from Home Inspections

An appraisal is different from a home inspection.  Appraisals are for lenders, house pre-inspections are for sellers.  An appraisal is required to:

    1. Estimate the market value of a house;
    2. Make sure that the property is marketable.

Radon Gas Testing

The United States Environmental Protection Agency and the Surgeon General of the United Sattes have recommended that all houses should be tested for radon.  For more information on radon testing, call the toll-free National Radon Information Line at 1-800-767-7236.  As with a pre-inspection, if you decide to test for radon, you may do so before listing the property to see if there is a potential radon issue that can be taken care of before selling the house.

The pricing and positioning in the marketplace
Purchasers have a tendency to want to look at all of the available properties that meet their criteria.  They will compare the homes according to value for price, condition, and appeal.
